The Leader in Development

Washington Township led Montgomery County in new development during 2015.

  • Total taxable property value in the unincorporated area rose by 1.53%, compared to a flat property value for Centerville and an overall increase of .24% across the county.
  • The county auditor has singled out the unincorporated area for residential growth, estimating new home construction at $48.7 million. The township issued 112 residential zoning certificates in 2015.

Single-Family Developments Flourish

Residential development in the southern part of Washington Township includes new single-family projects, plus existing developments where building continues to take place:

Washington Glen

The township's largest new residential project is Washington Glen, an 84-acre, single-family development on the west side of Yankee Street, south of Social Row Road and across from Waterbury Woods Drive. The plan approved in 2015 includes 261 single-family homes with two distinct neighborhoods and housing styles – one for empty nesters and the other a more traditional neighborhood layout for families, with pockets of recreational space.

The plan includes a landscaped boulevard and entrance at Yankee Street with a traffic signal, a decorative water feature to the north, and multi-use trails that provide access from Yankee to Springboro. Washington Glen extends southwest from the Yankee Street entrance and provides connectivity to both Yankee Terrace and Settler’s Walk.


Construction is underway at Wynstone, a 96-home development located on 63 acres off Clyo Road, near Rooks Road and southeast of the Trails of Saddlecreek subdivision. Homes average about 2,000-square feet and exteriors are primarily stone and brick, with no vinyl. Prices start at $300,000, with an average price of $400,000. The development by M/I homes of Cincinnati.

New Home Construction in Existing Neighborhoods

New home construction also continues in another half dozen existing neighborhoods.

Saddlecreek - Next door to Wynstone, Saddlecreek subdivision is establishing a second connection from the development south to Nutt Road.

Weatherstone - located on State Route 48 south of Social Row Road, Weatherstone will soon connect to the eastern edge of Washington Trace Annex, located southeast of Sheehan and Social Row roads.

Other existing single-family developments in the south that continue to grow include:

  • Villages of Winding Creek – located on the east side of State Route 48, south of Social Row
  • Enclaves, phase II – located on East Spring Valley Road, east of Clyo Road
  • Washington Trace – located south of Social Row on both sides of Sheehan

Multi-Family Developments

Redwood at Washington Station - Construction is underway on a single-story apartment development by Redwood Acquisitions, set on 22 acres at the southwest corner of Social Row and Dayton Lebanon Pike. The apartments are the second component of a 64-acre mixed use development, following Goddard School.

Oberer Companies - Trustees have approved a conceptual plan for a residential multi-family development at the southeast corner of Sheehan and Social Row roads within the Washington Trace Development. The complex proposes "big house" style arthitecture that resembles large, single-family homes.

Redwood at Devonshire - Ground was broken in late 2014 on another residential development by Redwood Acquisitions on the west side of Yankee Street, south of Austin Boulevard. The property, previously zoned as Light Industrial, is now the site of high-end, single-story rental units that cater to residents 55 and older.

Commercial Development & Business Expansion

Dealership Investments Bookend the Route 725 Business District

Commercial investment is continuing with significant projects by two high-end car dealerships located near both the east and west entrances to the township's main business corridor on Miamisburg-Centerville Road.

A $3.5 million upgrade and expansion at Lexus of Dayton, 8111 Yankee St., includes the expansion and upgrade of the dealership showroom and enclosure of a service canopy to create a climate-controlled service reception space. The project also consists of a new automatic carwash and site improvements such as new lighting and additional parking. The new building façade incorporates stone and stucco-like elements.

The Lexus dealership is positioned at the west corridor entrance and is one of the first views that people have of the community. At the east end of the business district, Voss Village BMW has torn down its old showroom and rebuilt it to match new design standards from BMW. The property at 620 Miamisburg-Centerville Rd. has undergone $2 million in upgrades which include expansion of its showroom space and a change to a more linear architectural style.

Other Commercial Development on the Way:

Yanks Court Retail - A 9,500-square-foot multi-use restaurant and retail building is planned for 8200 Yanks Court on land owned by T&S Smith Company. The infill development will contribute to the quality development of the Yankee corridor. Yanks court is located on the east side of Yankee, just south of Miamisburg-Centerville Road.
