WASHINGTON TOWNSHIP BOARD OF ZONING APPEALS MINUTES
August 13, 2007
The Washington Township Board of Zoning Appeals met in regular session on August 13, 2007 in the Meeting Room of Washington Township Government Center. Members of the Board present were Mrs. Mulligan, Mr. Ciambrone and Mrs. Fish. Mr. Horine and Mrs. Fischer were excused.
Call to order at 7:00 p.m.
Mr. Ciambrone explained the hearing format and voting procedure.
The Oath was administered by Mr. Ciambrone.
Case A-1507 – David & Susan Flanders, 9527 Paragon Mills Lane
Request is for a variance to decrease the rear yard set back from the required thirty feet (30’) to eighteen feet (18’) to allow for the addition of a patio roof located in a Planned Development Residential (PD-R) zoning district.
Andy Ehrhart , Zoning & GIS Manager, presented the case.
Applicant represented by Susan Flanders, 9527 Paragon Mills Lane. Mrs. Flanders stated they moved into their home last August and find the neighborhood as well as their home very appealing. She also indicated this was the first time they have had a house built for them and now regret that they did not have a patio roof built in the process. They have looked at awnings; however, they were wanting something more attractive as well as a more permanent solution.
Mr. Ciambrone – Is the construction going to be similar to the design submitted?
Mrs. Flanders – Yes. It will have wood columns and a shingled hip roof.

Motion - Mrs. Mulligan moved in Case A-1507 to approve applicant’s request for a variance to decrease the rear yard set back from the required thirty feet (30’) to eighteen feet (18’) to allow for the addition of a patio roof located in a Planned Development Residential (PD-R) zoning district.
Motion seconded by Mrs. Fish.
Mr. Ciambrone – Asked if a future landowner would be permitted to enclose the patio.
Mr. Ehrhart – Yes.
VOTE - Mrs. Mulligan, yes; Mr. Ciambrone, yes; Mrs. Fish, yes.
Case A-1507 approved.
Case A-1508 – Warren & Carol Muth, 7021 Garrison Court
Request is for variance to decrease the side yard set back from the required fifteen feet (15”0 to ten feet (10’) to allow for an addition to a single family residence located in a Residential (R-4) zoning district.
Andy Ehrhart , Zoning & GIS Manager, presented the case.
Applicant represented by Alexander Luque, Atelier Design, 1045 Centerville Station Road. Mr. Luque indicated the homeowner would like to use the addition to provide additional storage for the swimming pool equipment. He indicated the addition was not for mechanical equipment and just supplies. On the second floor, the addition would connect to the master suite closet to provide much needed storage. He indicated there is a possibility of some small frosted windows or glass block. The remaining building materials would follow with the existing structure.
Mrs. Fish – Questioned if the addition would go out to the existing pine trees?
Mr. Luque – Stated the pine trees are planted right at the property line.
Mrs. Fish – Asked if the trees will remain?
Mr. Luque – Stated there is no basement and the excavation will be minimal. He indicated the homeowners would like to keep as many trees as possible for privacy.

Motion - Mrs. Fish moved in Case A-1508 to approve applicant’s request for a variance to decrease the side yard set back from the required fifteen feet (15’) to ten feet (10’) to allow for an addition to a single family residence located in a Residential 4 (R-4) zoning district, subject to: 1) the plans and building materials submitted to be used.
Motion seconded by Mrs. Mulligan.
VOTE - Mrs. Mulligan, yes; Mr. Ciambrone, yes; Mrs. Fish, yes.
Case A-1508 approved.
