WASHINGTON TOWNSHIP BOARD OF ZONING APPEALS MINUTES

March 27, 2006

The Washington Township Board of Zoning Appeals met in regular session on March 27, 2006 in the Meeting Room of Washington Township Government Center. Members of the Board present were: Mr. Khouri, Mr. Horine, Mrs. Mulligan, Mr. Dunn and Mr. Chifala (as alternate). Mrs. Fischer was excused.

Call to order at 7:00 p.m.

Mr. Khouri explained the hearing format and voting procedure.

The Oath was administered by Mr. Khouri.

MOTION – Mr. Dunn moved the minutes of March 13, 2006 be approved as submitted.

Motion seconded by Mr. Khouri.

VOTE - Mr. Khouri, yes; Mr. Horine, yes; Mrs. Mulligan, yes; Mr. Dunn, yes; Mr. Chifala, yes.

Case A-1458 - Marsha Scamihorn. 1006 Westridge Road

Request is for a variance in the rear yard set back from the required eight feet (80’) to approximately forty-seven feet (47’) and in the side yard set back from forty feet (40’) to approximately twenty-three feet (23’) to allow for an addition to a single family residence located in a Residential (R-1) zoning district.

Jack Kuntz , Zoning Inspector, presented the case.

Applicant represented by Ryan Copple, Champion of Dayton, 2012 Springboro West, Dayton.

Mr. Khouri – Questioned if additional footers need to be poured?

Mr. Copple – Yes.

Mr. Khouri – Asked if Champion of Dayton will be acquiring all the necessary permits?

Mr. Copple – Yes.

Mr. Horine – Made inquiries as to the building materials.

Mr. Copple – Indicated the building materials used will tie in with the rest of the house.

Mr. Khouri and Mr. Chifala discussed the reasons for the necessity of the variance.

Citizens voicing concerns, question and comments included: None.

Mr. Horine – Stated that he liked this product.

Motion - Mr. Dunn moved in Case A-1458 to approve applicant’s request for a variance in the rear yard set back from the required eight feet (80’) to approximately forty-seven feet (47’) and in the side yard set back from forty feet (40’) to approximately twenty-three feet (23’) to allow for an addition to a single family residence located in a Residential (R-1) zoning district.
