BOARD OF ZONING APPEALS MINUTES

April 10, 2006

The Washington Township Board of Zoning Appeals met in regular session on April 10, 2006 in the Meeting Room of Washington Township Government Center. Members of the Board present were Mr. Khouri, Mr. Horine, Mrs. Mulligan, and Mrs. Fischer. Mr. Dunn was excused.

Call to order at 7:00 p.m.

Mr. Khouri explained the hearing format and voting procedure.

The Oath was administered by Mr. Khouri.

MOTION – Mr. Horine moved the minutes of March 27, 2006 be approved as submitted.

Motion seconded by Mrs. Mulligan.

VOTE - Mr. Khouri, yes; Mr. Horine, yes; Mrs. Mulligan, yes; Mrs. Fischer, yes.

Case A-1459 – Midwest Vein Center , 8101 Miller Farm Lane

Request is for a variance to reduce the freestanding sign setback from the required twenty feet (20’) to fourteen feet (14’) to allow for the construction of a new freestanding identification sign located in a Planned Development Business (PD-B2) zoning district.

This case has been withdrawn at the request of applicant.

Case A-1460 – Douglas M. Trout and Melizza Dominguez, 9267 Northcreek Lane

Request is for a variance to increase the maximum height permitted for a fence located in the front yard from the maximum permitted four feet (4’) to six feet (6’) for a single family residence located in a Single Family Residential (R-4) zoning district.

Jack Kuntz , Zoning Inspector, presented the case.

Applicant represented by Douglas Trout. Mr. Trout addressed the Board.

Mr. Horine – Asked what type of materials would be used for the fence?

Mr. Trout – Stated that Greg Wilhoite will be installing the fence. The materials will most likely be cedar with a lattice in-lay.

Mr. Horine – Would the fence be 5’ cedar with 1’ lattice work?

Mr. Trout – Yes.

Motion - Mrs. Fischer moved in Case A-1460 to approve applicant’s request for a variance to increase the maximum height permitted for a fence located in the front yard from the maximum permitted four feet (4’) to six feet (6’) for a single family residence located in a Single Family Residential (R-4) zoning district.

Motion seconded by Mr. Horine.

VOTE - Mr. Khouri, yes; Mr. Horine, yes; Mrs. Mulligan, yes; Mrs. Fischer, yes.

Case A-1460 approved.
