WASHINGTON TOWNSHIP BOARD OF ZONING APPEALS MINUTES
June 26, 2006
The Washington Township Board of Zoning Appeals met in regular session on June 26, 2006 in the Meeting Room of Washington Township Government Center. Members of the Board present were Mr. Horine, Mrs. Mulligan, and Mrs. Fischer.
Call to order at 7:00 p.m.
Mr. Horine explained the hearing format and voting procedure.
The Oath was administered by Mr. Horine.
MOTION – Mrs. Fischer moved the minutes of June 12, 2006 be approved as submitted.
Motion seconded by Mrs. Mulligan.
VOTE - Mr. Horine, yes; Mrs. Mulligan, yes; Mrs. Fischer, yes.
Case A-1468 – Tracey and Jaelyn Messer, 1198 W. Social Row Road
Request is for a variance to decrease the front yard set back from the required sixty feet (60’) to forty-five feet (45’) to allow for an addition to a single family home located in an Agricultural (A) zoning district.
Jack Kuntz , Zoning Inspector, presented the case.
Applicant represented by Tracey Messer, 1198 W. Social Row Road. Mr. Messer is the owner of the property. He presented renderings of the proposed addition to the Board.
Mrs. Mulligan – Asked about the square footage of the home presently.
Mr. Messer – Stated the square footage is 1,200 square feet.
Mr. Horine – Asked what the square footage will be with the addition.
Mr. Messer - It will be 2,400 square feet.
Mr. Horine – Will there be a side entry garage?
Mr. Messer – Yes. Mr. Messer gave presentation of the garage.
Mr. Horine – What are the dimensions of the garage?
Mr. Messer – The garage is presently 26’ x 22’.
Mr. Messer – Discussed the reasons and use of stone and how they are updating with stone.
Mrs. Mulligan – What is the size of the lot?
Mr. Messer – Stated it is over one acre.
Mrs. Mulligan – Asked what year the house was built.
Mr. Messer - 1958
Citizens voicing concerns, question and comments included:
Barbara Hartshorn, 1120 W. Social Row Road – Indicated she is applicant’s neighbor. Feels the addition applicant is proposing looks nice and is in favor of the project.

Case A-1469 – Roberta Mohr, 18 Brookmount Road
Request is for a variance to allow a six foot (6’) fence to be located in the front yard of a single family residence located in a Single Family Residential (R-4) zoning district.
Jack Kuntz , Zoning Inspector, presented the case.
Applicant represented by Roberta Mohr, 18 Brookmount Road, the owner of the property. Ms. Mohr presented her case to the Board and stated the main reason for the request is due to noise.
Mr. Horine – Discussed the type of building material.
Mrs. Mulligan – Commented on the increased traffic in the area.
Citizens voicing concerns, question and comments included:
Heidi James, 5753 Terrace Park – Lives next door to the applicant and stated she has no objection to the fence; however, she indicated that she did have a problem with the township and not knowing who owns the red privacy fence in the area. She also stated she had a problem with the mess on her property which was left by Ms. Mohr when installing part of the new fence.
Mrs. Mulligan – Indicated that home owners need to have their property surveyed when they have a fence installed in order to locate property lines.
Ms. Mohr – Apologized to Mrs. James.
Mrs. Mulligan – Suggested both home owners have their perspective properties surveyed.
Mrs. Fischer – Agreed with Mrs. Mulligan.
Board remarks, concerns, and questions included:
The Board discussed the need for the fence.

Motion - Mrs. Mulligan moved in Case A-1469 to approve applicant’s request for a variance to allow a six foot (6’) fence to be located in the front yard of a single family residence located in a Single Family Residential (R-4) zoning district.

Case A-1469 approved.
