WASHINGTON TOWNSHIP BOARD OF ZONING APPEALS MINUTES
September 25, 2006
The Washington Township Board of Zoning Appeals met in regular session on September 25, 2006 in the Meeting Room of Washington Township Government Center. Members of the Board present were: Mr. Khouri, Mr. Horine, Mr. Ciambrone and Mrs. Fischer. Mrs. Mulligan was excused.
Call to order at 7:00 p.m.
Mr. Khouri explained the hearing format and voting procedure.
The Oath was administered by Mr. Khouri.
Case A-1476 – Laredos Mexican Cantina, 1020 Miamisburg-Centerville Road
Request is for a variance to increase the maximum height of an identification wall sign from the maximum permitted fourteen feet (14’) to approximately fourteen feet, seven inches (14’7”) to allow for a new identification wall sign for a restaurant. This property is located in a Business (B-2) zoning district.
Jack Kuntz , Zoning Inspector, presented the case.
Applicant represented by Teri Cantor, ABC Signs, 38 W. McMicken, Cincinnati. Ms. Cantor presented the case to the Board.
Mr. Horine – Did the installers notify the company about the sign?
Ms. Cantor – No.
Mr. Horine – Did they realize that a zoning variance was necessary?
Ms. Cantor – Yes, they do.
Mr. Horine and Ms Cantor discussed the structure issues of soldier brick.
Ms. Cantor – Submitted pictures of what the sign would look like if the sign was lowered.
Citizens voicing concerns, question and comments included: None.
Board remarks, concerns, and questions included:
The Board discussed the requisites from a previous case from years ago referencing Arhaus Furniture.
Mr. Ciambrone and Mrs. Fischer discussed the mounting issues of the sign and its appearance.
Hearing closed.
Motion - Mr. Ciambrone moved in Case A-1476 to approve applicant’s request for a variance to increase the maximum height of an identification wall sign from the maximum permitted fourteen feet (14’) to approximately fourteen feet, seven inches (14’7”) to allow for a new identification wall sign for a restaurant located in a Business (B-2) zoning district. Mr. Ciambrone based the motion on the structural hardships and the testimony of the sign company.
Motion seconded by Mrs. Fischer.
VOTE - Mr. Khouri, yes; Mr. Horine, yes; Mr. Dunn, yes; Mrs. Fischer, yes.
Case A-1476 approved.
