Residential Development
A Thriving Residential Community
Residential development in Washington Township is robust! Since 2010, the population of Washington Township has grown by an impressive 9%, making it the second largest township in the State of Ohio.
Condo Development Planned on McEwen Rd
Washington Township Trustees have approved a plan put forth by Simms Properties to construct 37 condominium units averaging more than 4,000 square feet and involving 3.7 acres at 7575 McEwen Rd. The predominantly-brick, two bedroom condos are anticipated to be priced around $400,000. Each unit will include a two-car garage and a laundry room.

30% of the land would consist of greenspace. Construction is slated to begin in spring 2021 and is estimated to last one year.
New Washington Glen Development Will Expand System of Multi-Use Trails
Washington Township's newest residential project is Washington Glen which was approved by township trustees in May 2020.
Its final development plan includes 255 single-family detached and attached patio homes on a little more than 84 acres located on Yankee Street, south of Austin Boulevard and across from Waterbury Woods Drive. The nearly $100 million project is being developed by MI Homes of Cincinnati, LLC.
Washington Glenn will include a landscaped boulevard and entrance with a traffic signal, a deorate water feature to the north, and wetland preservation-open space areas. A multi-use trail that will expand community connections by linking to the Springboro trail network. A traffic signal and turn lane improvements at the intersection with Yankee Street are required of the developer during Phase 1.
The proposed lots located between Yankee Terrace and Settler’s Walk neighborhoods will provide spatial separation and dimensions consistent with the abutting developments. For instance, the lots abutting Yankee Terrace are sized to accommodate the minimum lot dimensions and setbacks consistent with the Yankee Terrace lots. This allows for similar development practices afforded to neighboring residences.
MI Homes has two other developments underway in Washington Township, Wynstone and Trails of Saddle Creek on Clyo Road.
A Development of Craftsman Bungalows
Construction began in 2019 on a new development of 36 craftsman bungalow style homes designed to appeal to young adults and empty nesters.
The 15.3-acre plat on West Social Row Road offers patio homes with brick and stone architectural features such as porches and chimneys, recessed garages, dormers, low-pitched gable roofs with wide overhangs, and large prairie-style windows, according to the concept plans approved for Peebles Development.

Prominent porches, sidewalks, and reduced setbacks encourage residents to interact and promote a sense of community. Located across from Watch Hill Lane, the development connects on its south side to a five-acre park. A mixed-use development is located to the west.
The slab homes with optional lofts range from 1,120 to 1,600 square feet and are priced at $275,000 and up. The original farm house on the property will be renovated to reflect the aesthetics of the craftsman bungalow style.
Wynstone off Clyo Road
Construction is underway at Wynstone, a 96-home development located on 63 acres off Clyo Road, near Rooks Road and southeast of the Trails of Saddlecreek subdivision. Homes average about 2,000-square feet and exteriors are primarily stone and brick, with no vinyl. Prices start at $300,000, with an average price of $400,000. The development by M/I homes of Cincinnati.
New Home Construction in Existing Neighborhoods
In addition to recent single-family projects in the southern part of Washington Township, building continues to take place in existing neighborhoods:
Washington Trace - The Washington Trace development off of Sheehan and Social Row roads is offering a new housing option -- a section of patio homes aimed at first-time homebuyers and empty nesters. Located directly east of the Washington Trace club house, the single-family homes by Oberer Development are taken from a popular style in Oberer’s Somerset development. They feature two- and three-car garages and smaller lots with amenities that include ponds, a fountain and access to walking trails and open green spaces. Prices start at $237,000.
Saddlecreek - Next door to Wynstone, Saddlecreek subdivision is establishing a second connection from the development south to Nutt Road.
Weatherstone - located on State Route 48 south of Social Row Road, Weatherstone will soon connect to the eastern edge of Washington Trace Annex, located southeast of Sheehan and Social Row roads.
Other growing single-family developments in the south:
- Villages of Winding Creek – on the east side of State Route 48, south of Social Row
- Enclaves, phase II – on East Spring Valley Road, east of Clyo Road
Multi-Family Developments
Redwood at Washington Station - Construction is underway on a single-story apartment development by Redwood Acquisitions, set on 22 acres at the southwest corner of Social Row and Dayton Lebanon Pike. The apartments are the second component of a 64-acre mixed use development, following Goddard School.
Oberer Companies - Trustees have approved a conceptual plan for a residential multi-family development at the southeast corner of Sheehan and Social Row roads within the Washington Trace Development. The complex proposes "big house" style arthitecture that resembles large, single-family homes.
Redwood at Devonshire - Ground was broken in late 2014 on another residential development by Redwood Acquisitions on the west side of Yankee Street, south of Austin Boulevard. The property, previously zoned as Light Industrial, is now the site of high-end, single-story rental units that cater to residents 55 and older.
